Rental property in Spain

If you are planning to come to Spain for the short term, or perhaps you wish to rent a property longer term and discover the areas of interest before proceeding to purchase - there a a few things you should consider

- Long terms rentals are always cheaper in the winter months

- Coastal rental is always more expensive than an inland base

- Check with the local agents that you are dealing with - they may have discounted property to rent

- Extra costs can be included such as

• Gas (mainly by bottle)
• Electric
• Water
• Telephone
• Community fee

A rental contract (contracto de arrendamiento) is necessary when renting a property in Spain - whether long or short term. There are many people however letting property in Spain without such a contract - but is is highly advisable to ask for a contract once you have decided on the property you wish to rent, and having all parties sign it before parting with any monies.

If the property is offered furnished - you may be asked to sign an Inventory (inventario) of all the fixtures and fittings and make a report of their general condition - this usually includes furniture, carpets, anything missing or in need of repair etc..

Renting in Spain can be found of course in both coastal & inland areas - but it is always wise once you have found an area of particular interest to rent property in or around that area in order to get a feel for the away of life and "atmosphere" in the area before proceeding with your final purchase
